Abstract: The study is dedicated to land reallotment in the course of land use alteration in Ukraine. The case of the development of an individual residential block in an agricultural area is considered. The issue of the alteration of the spatial characteristics of land plots and changes in their designated use have been highlighted. The objective of the article is the substantiation of land reallotment at the level of an individual residential block on agricultural land which is privately owned by a number of landowners. The preconditions for the development of land reallotment in a rural‑type settlement in the suburban area of a big city have been substantiated. Alternative approaches to land reallotment have been suggested. A comparative analysis of the suggested approaches and their practical approbation have been carried out. The change of land plot spatial characteristics in the course of reallotment by means of various reallotment scenarios has been analysed. Land plot value after reallotment in each scenario has been specified. The practicability of each approach depending on the initial conditions has been substantiated. The research can be used in the course of rural settlement development planning, the coordination of measures on land use type alteration with landowners and land users, with private landowners or the implementation of local community initiatives.

Abstract: The article highlights the problem of natural agricultural-land afforestation with insufficient forest cover of the area. The article purports to substantiate land consolidation aimed at the rationalisation of agricultural and forest land management in such conditions. The authors identify the main approaches to the issue of natural agricultural land afforestation. The afforested areas of agricultural land are suggested for redesignation as a forest resource as a result of a swap and reallotment of land plots. As an example, consolidation of available land, in the conditions of natural afforestation, has been accomplished based on a number of land masses in Chernihiv Oblast’, Ukraine. Resulting from the project implementation, better configuration and improved layout of agricultural land plots have been achieved, while the length and placement of country lanes have been optimized. The reforested agricultural areas within the specific land mass have been redesignated as a forest resource. The advantages and disadvantages of natural afforestation in land consolidation are identified in contrast to alternative approaches.The research findings can be used by territorial communities in the upgrade of land management practices, laying out and redesign of landscape parks and other nature conservation areas that include areas of business activity.

Abstract: The preconditions and general directions of inter economic land surveying in the modern conditions of Ukrainian in accordance to the perspectives of peer land exchange implementation have been analyzed. The measures, implementation of which is advisable based on peer land exchange as the key mechanism have been singled out and substantiated. According to the current legislation of Ukraine, the main types of documentation for land management, which may provide the peer land exchange are defined. Land exchange is a common way of streamlining existing land ownership and land use in domestic and foreign practice. In particular, an equivalent exchange is often aimed at regrouping a significant amount of land use in order to optimize their structure. At the present time, the coordination of the interests of landowners in the process of optimizing the multitude of land uses of settlements is of particular relevance. For example, there is a need to locate facilities that have environmental and social significance, improvement and changing boundaries of land management objects at different levels. In the context of certain tasks, given the legally defined issue of exchange agreements concluding, the settlement of the land exchange process requires a technical justification.

Abstract: Land exchanges have been used around the world and are recognized as one of the principal ways of land reallocation. At the moment, placement of facilities and socially and environmentally important objects in the existing housing is of special importance in Ukraine. There is a need for finding ways of increasing the effectiveness of such projects with the help of peer exchange. With this aim, engineering solutions for the built-up land exchange should be found.Research, provided in this paper, aims at substantiating peer land plot exchange calculation at the inhabited locality improvement. Abstract: Rural development by land consolidation is used in several countries in the Continent of Europe. At the moment, land consolidation projects are executed broadly in Austria, Belgium, France, Germany, Luxembourg, the Netherlands, and Switzerland, as well as in Finland, Norway and Sweden. The demand for land consolidation arises from a similar source in all countries: the need for readjusting unfavourable land division and promoting the appropriate use of the real property without changing the status of ownership.

Abstract: In many African countries and especially in the highlands of Ethiopia—the investigation site of this paper—agricultural land is highly fragmented. Small and scattered parcels impede a necessary increase in agricultural efficiency. Land consolidation is a proper tool to solve inefficiencies in agricultural production, as it enables consolidating plots based on the consent of landholders. Its major benefits are that individual farms get larger, more compact, contiguous parcels, resulting in lower cultivation efforts. This paper investigates the determinants influencing the willingness of landholder farmers to participate in voluntary land consolidation processes. The study was conducted in Gozamin District, Amhara Region, Ethiopia. The study was mainly based on survey data collected from 343 randomly selected landholder farmers. In addition, structured interviews and focus group discussions with farmers were held. The collected data were analyzed quantitatively mainly by using a logistic regression model and qualitatively by using focus group discussions and expert panels. According to the results, landholder farmers are predominantly willing to participate in voluntary land consolidation (66.8%), while a substantive fraction of farmers express unease with voluntary land consolidation. The study highlighted the following four determinants to be significant in influencing the willingness of farmers for voluntary land consolidation: (1) the exchange should preferably happen with parcels of neighbors, (2) land consolidation should lead to better arranged parcels, (3) nearness of plots to the farmstead, and (4) an expected improvement in productivity. Interestingly, the majority of farmers believes that land consolidation could reduce land use conflicts. The study provides evidence that policymakers should consider these socio-economic, legal, cultural, infrastructural, and land-related factors when designing and implementing voluntary land consolidation policies and programs.

Abstract: The issue of the effectiveness of agricultural land consolidation in the environment of land relations being reshaped, with Ukraine as the example has been scrutinized in the research. Land reallocation as the key constituent of land consolidation has been considered according to the existing approaches. Necessity for substantiation of the peerness of land plots to be reallocated has been singled out. Key factors influencing the peer agricultural land exchange in the process of reallocation have been defined. It is offered to define the peerness of agricultural land plots by a set of qualitative and spatial and technological characteristics. The improvement of the existing approaches to land reallocation by limiting for the reallocated land plots peerness by the preset characteristics has been suggested. The gist of the modelling is the minimization of distance from land plot to the farmhouse. Technical data characterizing the qualitative and spatial and technological characteristics of land plots at the reallotment have been defined. The assessment of the provided reallocation model with the example of the agricultural land mass has been provided. Land reallocation is accomplished by the voluntary land plot exchange. The analysis of the reallocation results using the provided model has been executed.
