Abstract: Malaysia has no special law to regulate retail tenancies unlike the position in Australia and the United Kingdom. Such a situation leaves the landlord-tenant relationship for retail tenancies to be regulated wholly by market forces which may not be able to address power imbalances that may adversely affect the relationship. This article discusses the present tenancy law in Malaysia, identifies gaps, looks at the position in Australia and highlights defining features of the law regulating retail tenancies there. Employing both,quantitative and qualitative research methods, a survey was carried out on landlords and tenants of retail premises in the Klang Valley. The findings reveal that there are various issues and problems arising out of the relationship of landlord and tenant of retail premises in the Klang Valley and that both generally favour proposals to improve this relationship. A majority of respondents are agreeable to a special mediation body for settling retail tenancy disputes so as to avoid court action. Further, a large proportion of respondents are also supportive of a specific law to regulate retail tenancies. The article concludes with recommendations on the defining features of a proposed law to regulate retail tenancies in Peninsular Malaysia.

Abstract: Introduction community-based leasehold forestry is nepal’s pioneering approach to reverse deforestation and land degradation by involving and benefitting poor communities. The approach began in nepal about 20 years ago and has two main objectives: regenerating forests on degraded lands; and alleviating rural poverty. under the system, the nepalese government leases state-owned degraded forest lands to small groups of poor households. The state requires the households to protect their forest lands against further degradation and allows them to cultivate economically beneficial annual and perennial plants while simultaneously allowing the forests to recover through natural regeneration and selective planting of trees, mostly native species. leasehold forestry has been highly successful in rehabilitating degraded landscapes while improving the socio-economic status and well-being of poor rural communities in nepal.

Abstract: Middle-low level of industrialization and urbanization in central-south area of Hubei Province has resulted in local peasants' nonfarming employment in other areas.The perfection of the second-round contract for farmland stabilizes and strengthens the land property right of peasants.A series of favorable agricultural policies increase the value of farmland.These economic and social factors promote the rapid advances of land leasing in recent years in central-south area of Hubei Province,and form the following characteristics: a kinship of leasing relation,an transparence of rent,and a majority of contracts with fixed rent.There are naturally some problems: instability of the term of lease,non-standardization of lease contract and so on.Land leasing has dual functions of ensuring the fairness and efficiency of land occupation and utilization,enhances the benefit of both leasers and the whole society, conforms to the principle of Pareto improvement,and stands for the direction of the reform of farmland use system.The authorities should draw up some relevant policies and measures to reduce the transaction costs in farmland leasing and promote its standardization and stable development.
