Abstract: This case study examines an office building subject to a ground lease to show the difficulties that arise in the valuation of a negative leasehold interest and suggests a course of action that can be followed to reach a credible estimate of value. The subject of the case is encumbered by an above-market ground lease payment and restrictions on ownership. The suggested valuation methodology is by no means a perfect and all-inclusive treatise of the concept but one that will guide practitioners in the right direction. The methodology applies conventional appraisal techniques while considering the various estates and how they interact with each other. In addition, a framework is presented to estimate investor yield expectations for types of real estate that are thinly traded by segmenting income and building up on the risk-free rate. The following sections will discuss the nuances of the case and offer a technique to estimate the appropriate yield rate and value. This case considers the application of conventional appraisal techniques to a segment of the real estate market that is thinly traded.

Abstract: The report presents a repeat of a 1989-90 postal survey to explore the land tenurial changes in England and Wales that have resulted from legislative and structural change. Clearly, since 1990, the introduction of Farm Business Tenancies means that the two sets of results, while not directly comparable, allows the occupancy of land under unconventional forms of tenancy to be explored and contrasted. Furthermore, many factors influence the occupancy of land including taxation, inheritance laws, the profitability of farming, and structural and policy changes within the industry. Therefore, the occupancy of agricultural land in 2007 should be set against this backcloth of socio-political changes that impact upon the industry. Finally, this report is split into two sections, the first focuses on the occupation of land in England and Wales using weighted sample data, while the second explores some of the dynamics behind land tenure using the unweighted sample data.

Abstract: This article examines how land tenure is related to size of enrollment in the public elementary and secondary schools of the Philippines as of the school year 1939-1940. Illustrative examples of the questions analyzed are: How do variations in the proportion of land cultivated by landowners or by tenants correlate with the proportion of the population enrolled in the public schools? If there is any correlation, what reasons account for such a relationship? Would such an association vary from one school level to another? What are the implications of different forms of land tenure for the successful implementation of universal education in an agricultural setting? As a hypothesis for the present study, it is proposed that the higher the proportion of people who own the land which they cultivate, the greater the proportion of the population that can go to school. Conversely, the higher the rate of tenancy, the lower the proportion of the population that can go to school. Implicit in the questions raised above is the view that a school system is a part of and conditioned by the character of its setting which consists of interacting forces subsumed under the broad categories of population, culture, and natural environment. Viewing the school as a part of its setting assumes (a) that society is an integrated entity "resulting from the interdependence of functionally differentiated and more or less specialized parts"1 (individuals, institutions, patterns of interaction), and (b) that the school, as a rule, is charged with the "manifest function"2 of helping prepare individuals for common as well as specialized roles in order to maintain society as a going concern. Abstract: The study examined the growth in land markets in peri-urban Nigeria with a view to determine its effects on land ownership in Nigeria and factors discriminating between land ownership and tenancy. Data were collected from 63 respondents and examined using descriptive statistics and discriminant analysis. The results showed that land prices in the past seven years have been growing at a compound growth rate of 44.4%. Also, there are significant differences between landowners and landless respondents especially with respect to age, household size, income, and marital status. Landowners tend to be older, married and having higher income. The paper concludes with a suggestion that land policy that will safeguard the environment should be vigorously pursued.
