A system of screening servers, screener client computers, and screening kiosks distribute an applicant screening process among multiple sites and multiple participants. To facilitate and secure communications of screening results and applicant actions, a personal identification code is provided that identifies individual sets of screening results. In this manner, the applicant is authenticated and can then enter appropriate applicant profile data into a secure screening account, such as via a screening kiosk. Screening results may be generated by the applicant in association with a unique personal identification code. This code can then be communicated to the screener, who can access the screening results along with a recommendation, if desired, by sending the code to a screening server. The screener can also enter appropriate screening information into another secure screening account. Based on these screening results, the screener can make a decision about the application and communicate an applicant action to the application.

Screening using a personal identification code

A rent payment history system collects data associated with rent payments for a plurality of renters, leases, and lease events. Property managers report out lease events to a central repository in a systematic manner. The content of the data is also systematically defined to accommodate the unique aspects of leasing arrangements (e.g., late payments, pet fees, deposits, damage penalties, skips, etc.). The data is stored in the central repository for access by a plurality of property managers, to assist in a large variety of leasing and credit decisions. Credit bureaus and other entities may access the lease history data to make credit determinations and marketing decisions.

Reporting and collecting rent payment history

A risk-based pricing system for computing rental pricing based on the background information on an individual applicant and property-specific information is provided. Rental pricing, such as rent payments and deposits, is computed by determining a risk score corresponding to the applicant. The risk score may be based on a credit score of the applicant and rental history information of the applicant. The risk score is input to a deposit computer that determines an appropriate deposit requirement for the applicant. A property portfolio profile and a population sample set may be used to generate a property risk model, which can be used to further tailor the deposit requirement computed for a given applicant and a given property. An insurance computer can also compute an insurance premium for an insurance product associated with the applicant.

Risk-based pricing for rental property

A system and method of using a computer and computer program for rapid tenant screening using a personality assessment. The personality assessment measures tenant characteristics then weights those characteristics to predict tenant behaviors of interest to landlords. The tenant is invited to participate in a personality assessment. The computer software and processor generates an assessment report for the landlord indicating the strengths and weaknesses of the tenant's profile. The landlord uses that profile as selection criteria affecting acceptance decision.

This invention relates generally to an information portal, and more specifically, to systems and methods for providing an online rental history system. In one embodiment, the invention includes a method for providing an online rental history system, the method including the steps of creating a former landlord profile on a software application, the former landlord profile including identifying information for a former landlord; searching for a tenant profile on the software application using identifying information for a tenant; if the tenant profile exists, displaying the tenant profile on the software application; if the tenant profile does not exists, creating the tenant profile on the software application using the identifying information for the tenant; establishing a tenant rental record for the tenant profile on the software application, the tenant rental record including the identifying information for the former landlord and rental history information for a property; and publishing the tenant rental record on the software application, whereby the software application is accessible over a wide-area-network.

Manager enters information about property and terms of lease, and automatically converts tenant credit information into leasing for signatures that will serve as legal basis for tenancy. Lease and credit information are all stored on central computer, remotely accessible for both on-site and off-site management to view, and controlled by access security protocol. Tenant rent and lease information is automatically entered into tenant files, viewable remotely, so that there is a real-time view of tenant status for those with permission to access information.
