Building Information Modeling (BIM) for existing buildings — Literature review and future needs

Building information modelling (BIM) represents the process of development and use of a computer generated model to simulate the planning, design, construction and operation of a building. The utilisation of building information models has increased in recent years due to their economic benefits in design and construction phases and in building management. BIM has been widely applied in the design and construction of new buildings but rarely in the management of existing ones. The point of creating a BIM model for an existing building is to produce accurate information related to the building, including its physical and functional characteristics, geometry and inner spatial relationships. Combined 3D building surveying techniques – terrestrial laser scanning (TLS) and total station surveying for BIM data management purposes

This paper reports a research study which evaluated the possibilities of building information modelling (BIM) within renovation of buildings of significant architectural, historic or cultural values. Renovation or restoration projects of historic buildings can be more demanding, challenging and complex than traditional renovation of for instance within housing. Objective of this research has been to transfer ICT (information and communication technology) and BIM research findings to historic design practice and true renovation project environments. The concept of building information modelling BIM is a proposed integrative framework for all design and construction project information in digital form. BIM can currently be seen to be in a phase of pragmatic pilot projects in several countries. Nevertheless, BIM has not been tested that much in renovation projects yet, although the importance of renovation and restoration is remarkable within the total volume of western construction sectors. One essential conclusion of this study is, that renovation design work should be started earlier in model-based design projects than in traditional renovation projects. More resources have also to be assigned to earlier design phases, if BIM is intended to be used extensively throughout the project. Another finding is the new concept of an inventory model, which is proposed to be the container for all building inventory, survey and measurement data. Even more so, when significant historic, hence more demanding building renovation is concerned, because there are more needs for various kinds of surveys, accurate data gathering and analyzing queries concerning the project.

Building Information Modelling of Modern Historic Buildings

Building Information Modeling (BIM) is a modern approach to the design, documentation, delivery, and life cycle management of buildings through the use of project information databases coupled with object-based parametric modeling. BIM has the potential to revolutionize the Architecture, Engineering and Construction (AEC) industry in terms of the positive impact it may have on information flows, working relationships between project participants from different disciplines and the resulting benefits it may achieve through improvements to conventional methods. This chapter reviews the development of BIM, the extent to which BIM has been implemented in Australia, and the factors which have affected the up-take of BIM. More specifically, the objectives of this chapter are to investigate the adoption of BIM in the Australian AEC industry and factors that contribute towards the uptake (or non uptake) of BIM. These objectives are met by a review of the related literature in the first instance, followed by the presentation of the results of a 2007 postal questionnaire survey and telephone interviews of a random sample of professionals in the Australian AEC industry. The responses suggest that less than 25 percent of the sample had been involved in BIM – rather less than might be expected from reading the literature. Also, of those who have been involved with BIM, there has been very little interdisciplinary collaboration. The main barriers impeding the implementation of BIM widely across the Australian AEC industry are also identified. These were found to be primarily a lack of BIM expertise, lack of awareness and resistance to change. The benefits experienced as a result of using BIM are also discussed. These include improved design consistency, better coordination, cost savings, higher quality work, greater productivity and increased speed of delivery. In terms of conclusion, some suggestions are made concerning the underlying practical reasons for the slow up-take of BIM and the successes for those early adopters. Prospects for future improvement are discussed and proposals are also made for a large scale worldwide comparative study covering industry-wide participants

Building information modeling in the Australian architecture engineering and construction industry

A method for generating a floor plan of a room uses a mobile electronic device and a range finder to produce approximate and modified floor plans. The method includes receiving a plurality of strokes corresponding to walls in a room with a gesture input device, generating an approximate floor plan of the room based on the strokes, generating an approximate floor plan of the room with reference to the plurality of strokes, receiving an input gesture corresponding to one wall in the approximate floor plan of the room for measurement, receiving measurement data from a range finder corresponding to a dimension of the selected one wall, modifying the approximate floor plan with reference to the measurement data from the range finder, and generating with a display of the modified floor plan of the room.

Integrated architectural surveying and planning: Methods and tools for recording and adjusting building survey data

The paper describes a concept for the step-by-step computer-aided capture and representation of geometric building data in the context of planning-oriented building surveying. Selected aspects of the concept have been implemented and tested as prototypes. The process of step-by-step capture and representation is determined by the order in which the user experiences the building. Only the information that the user knows (can see) or can reasonably deduce is represented. In addition approaches to the flexible combination of different measuring techniques and geometric abstractions are described which are based upon geodetic computational adjustment.

A vision of an adaptive geometry model for computer-assisted building surveying

Die Arbeit beschreibt ein Konzept zur computergestutzten, schrittweisen Erfassung und Abbildung der Geometrie von Gebauden im Kontext der planungsrelevanten Bauaufnahme. Zunachst wird die Bauaufnahme als Erstellung eines verwendungsspezifischen Modells betrachtet. Anschliesend wird der Fokus auf das geometrische Abbild gelegt. Es werden u.a. die Aufmastechniken Handaufmas, Tachymetrie und Photogrammetrie bewertet und gebaudetypische geometrische Abstraktionen aufgelistet. Danach erfolgt eine Aufstellung von Anforderungen an ein computergestutztes Aufmassystem, welche mit kommerziellen Losungen aus dem nichtgeodatischen Bereich verglichen wird. Im Hauptteil wird das zu Beginn genannte Konzept beschrieben. Betrachtet wird die skizzenbasierte Erstellung eines nichtmaslichen geometrischen Abbildes des Gebaudes in den Fruhphasen der Bauaufnahme, seine anschliesende schrittweise masliche Anpassung an das Original und topologische Detaillierung im Zuge des Bauaufmases, sowie die Extraktion von Bauteilen und ihren geometrischen Parametern. Zur Vereinfachung der maslichen Anpassung des geometrischen Abbildes im Aufmasprozes werden geometrische Abstraktionen wie Parallelitaten, rechte Winkel usw. genutzt, aber nicht erzwungen. Mit Hilfe der Ausgleichungsrechnung erfolgt eine Zusammenfuhrung der geometrischen Abstraktionen und verschiedener Aufmastechniken. Es werden die notigen Beobachtungsgleichungen und andere relevante Aspekte beschrieben. Gezeigt wird weiter ein Konzept, wie ein nutzerseitig veranderbares Bauwerksmodell mit dem geometrischen Abbild in Bezug gebracht werden kann, wobei aus dem geometrischen Abbild geometrische Parameter des nutzerseitig veranderbaren Bauwerkmodells gewonnen werden konnen. Ausgesuchte Problematiken der Arbeit wurden prototypisch implementiert und getestet. Hierbei stand die Verbindung der Aufmastechniken und geometrischen Abstraktionen im Mittelpunkt. Die geometrischen Ansatze der Arbeit beschranken sich auf planare Oberflachen.
