Over the course of its lifecycle, a project passes through various phases. The lifecycle properties associated with each phase, namely designability, constructability, operability, maintainability, recommissionability (reconstructability), and decommissionability (deconstructability), are attributes that represent the success with which the design has met the objectives of that phase. As part of a study of project lifecycle properties, the authors conducted a survey to understand the design professional’s perspective. Designers were asked to list the lifecycle properties they addressed and rank the importance of each property to the success of a project. Information was solicited with regards to when and how the properties are addressed in practice, and how success in addressing the properties is measured. The survey revealed that while constructability is formally addressed more than any other lifecycle property, operability is considered the most important to success in achieving maximum value in the constructed facility. The level of consideration and importance given to each property, though, differ between design disciplines. Survey results indicate where in the project’s lifecycle successes are most likely to occur. Understanding a designer’s interest in and influence on these properties, and similarly the viewpoints of the owner and constructor, can facilitate optimization of the overall value of a facility by the project team.

Value Management (VM) has proved to be one of the most effective methodologies to increase benefits as regards a given investment. However, VM is still not successfully applied to construction industry in China. This paper, based on value management approach and relevant theories like customer relationship management and core competence management, introduces a framework for real estate developers to apply value management to their project planning. Through a case study the paper illustrates how VM concept can be adopted in real estate investment. It is believed by the authors that adoption of value management in real estate project planning will bring with more benefits for both the developers and the customers.

Application of Value Management to Real Estate Project Planning

Although the importance of creative thinking is rapidly increasing in the new century, the generation of creative ideas and its application in the construction industry have been considered relatively difficult. Thus there have been a few studies on the subject that how to apply creative thinking tools with empirical evidence in the construction industry. Value engineering(VE) has been widely applied in the design phase of construction projects due to the government regulation, Brainstorming has been the most prevalent idea generation techniques in the VE activities during the past several decades. Contrary to popular belief, the performance of brainstorming is not so good. It is known as the brainstorming myth. This paper proposes the business creativity codes(BCC) as an alternative idea generation tool in the design phase VE of construction projects. In order to examine the effectiveness of the BCC, 50 successful field cases awarded in the design VE competition of government agency are used. The result shows that the BCC can be used as an effective idea generation tool in the design phase VE construction projects.

Back to basics - an overview of value management

The research studies the evaluation of the higher education buildings after operating and using because the periodic maintenance works that are being conducted on these buildings, which are being carried out without reviewing the functional performance or following a scientific methodology the post-occupancy evaluation. Therefore, the research aims to conclude and formulate a methodology for developing and improving post-occupancy evaluation and trying to increase its efficiency after linking with value engineering to improve development plans. Consequently, during applying the post-occupancy evaluation framework that will depend on value engineering to benefit from the functional analysis stage as the most significant stages for analysing and improving functions. Then the field and practical study of the deduced methodology that will be investigated by the maintenance and development teams and specialists to measure and evaluate the significance of the methodology elements and the appropriateness of its mechanism in developing the higher education buildings. In addition to it will be applied in these projects as a practical study to show the new potentials of the deduced methodology. Therefore, the deduced methodology will improve the functional performance of the buildings and the educational spaces and be involved in development plans.
